McCarthy/Kennicott is in the center of the Wrangell-St. Elias National Park and Preserve, a premier tourist destination! The entire area is off grid, with no utilities. Because of its location inside the Park, there is very little private land available for development. There are also no taxes or building codes.  Our very small area sees thousands of visitors every year over our short 100 day season!

We’re pretty new (10 years!) but we stay over 90% full on average during that season with very low overhead! Currently we are phasing in private bathrooms to the cabins which will greatly increase the income potential.  Keep in mind this is a seasonal job with high earning potential and the owner-operator only needs to be onsite for roughly May through September. 

This turnkey operation situated on 2.2 acres has eight 12×16 cabins built in three waves, and most recently a tw0-story, two-bedroom cabin was added (2/2015, 3/2016, 3/2019, 1/2022). They are all built of locally sourced 6×8, 3-sided logs on pressure treated wood foundations with metal roofs. They are built in the tradition of the remnants of the historic townsite of Blackburn upon which the cabins are built!

AND NEW! Big changes!  This summer we are adding two septic systems to add full, private bathrooms to each cabin (bathrooms to be added in 2025)!

  • 2 Showerhouses containing 4 gravity feed showers with on-demand hot water heaters
  • – to be dismantled as private bathrooms are added!

The addition of private bathrooms should immediately increase income by 30%! We are open to owner financing, with a favorable interest rate to help the new owners ease into it!  Room to grow!  There is a lot of unmet potential out here!
